Industrial Reuses 2012 focussed on several project areas, including an abandoned textile factory at Ponte San Pietro (known as the Legler), which was chosen by our office. It was still envisaged that the area would be used for industrial production, but the aim was to re-invent the local industry in an innovative way ensuring its sustainability.

The design proposal was complex and involved the work of various professionals. The result is a project for a new light industry, founded upon the reuse of the existing buildings as well as the use of recycled resources. It is an industrial area which is inclusive, because it is open to the rest of the city as well as to the world of hi-tech start-up companies.

The design of open space is conceived as part of an overall environmental strategy, which connects the industrial compound with the river system. The main objective is to develop a well-integrated complex of buildings and open space, founded upon two main points:

1 – a structure of open spaces, with its own identity; such a structure makes the industrial activities recognisable and provides a rich environmental context to those whom operate in the area. It also provides technical and logistical support to manufacturing;

2 – the achievement of high ecological standards (towards sustainable development).

The new system of open space takes the role of green framework for the built environment, functionally becoming the connecting element at the large scale, between the urban fabric and the larger environmental context (transition to the river).

It is a real park, conceived as an open system without fencing anywhere it is not strictly necessary. In fact, access is only restricted in the areas of production, which is open only to relevant staff. Such a choice increases the “permeability” of the industrial complex and all its enterprises, opening them up not only to business partners and clients, but also to the general public.

On this basis, a green central corridor is developed for pedestrian connectivity, together with a cycle-pedestrian path along the river.

The green corridor connects the green alley at the entrance of the area (via San Clemente) first with the meadows and then with the sparse tree-clusters in the eastern part of the property. In the central portion, where wider access and therefore more paved areas are required, the green continuum is provided by means of the trees foliages. In the western portion of the area, other meadows and tree-clusters guarantee the green continuum with the river Brembo green corridor.

The proposed configuration of the central part of the Parco Ecoproduttivo area provides a system of well-defined functional open spaces (thoroughfares and parking areas) and open spaces for meeting and recreation.
